APPLYING FOR THE LEASE OF A MALL SPACE
ABOUT THE SERVICE
The City owns the two-storey (2) Pasay City Mall and offers commercial spaces, stalls and food carts for lease. Priority for these spaces is given to Pasay City residents.
REQUIREMENTS
For Stalls and Food Carts:
- Accomplished Application Form
- 2 pcs. I.D. 1.5" x 1.5"
- Photocopy of Community Tax Certificate
- Product List
- Design Concept of stall or cart
- Franchise Agreement (if applicable)
FOR CORPORATIONS
Applicable Board Resolution and/or Secretary’s Certificate
Rates: TERMS AND CONDISTIONS AND MINIMUM RENTAL RATES FOR THE MALL AREA (as per City Ordinance No. 4090, Series of 2008)

- Commercial 1 ( with frontage)
Rate per square meter per month Php 700.00
Rate escalation annually beginning 2009 2%
Advance Rent equal 3 months rent
Deposit equal 3 months rent
Rights equal 3 months
Minimum Period of Lease 5 Years
Non Transferable/ No sub-leasing
Unless otherwise authorized/concurred by the City
Council, No Sub-Leasing or Transfer of Rights directly
Shall sell only agreed goods/products
- Commercial 2 (spaces without frontages on 1st & 2nd Floor)
Rate per square meter per month Php 600.00
Rate escalation annually beginning 2009 2%
Advance Rent equal 3 months rent
Deposit equal 3 months rent
Minimum Period of Lease 2 Years
Non Transferable/ No sub-leasing
Unless otherwise authorized/concurred by the City
Council, No Sub-Leasing or Transfer of Rights directly
Shall sell only agreed goods/products
- Commercial 3 (carts – 3 sq. m. each)
Rent per Cart per month Php 6,000.00
Advance Rent equal 3 months
Security Deposit equal 3 months
Minimum Period of Lease 1 Year

Rent per stall per month 2 X 2 Php 6,668.00
Rent per stall per month 2 X 3 Php 10,002.00
Rate per stall per month 7.49 sq.m. Php 12,485.83

- Commercial 5 (Big spaces, ideal for supermarket, etc.)

Rentable Area 2,722.61 sq.ms.

Minimum Period of Lease 5 years (minimum)

Applicants are also advised that the notarization cost for the contract of lease shall be for their account.

1. Verify availability of desired space from Pasay
City Mall Administration
The Mall only has a limited number of leasable spaces and it is recommended that an applicant first checks on the availability of a space prior to submission of application. We require ocular inspection by the applicant before submission of application
2. Submit requirements to the Records Section of the Mall Administration Office.
3. Initial Review of Application by the Mall Administration Office
The Mall Administrator shall then submit the application to the Market & Mall Committee for further review and final recommendation
3. Payment of deposit and advance rental at the Treasurer’s Office Extension Office located at the 2nd floor of the Pasay City Mall
4. Preparation of Lease Contract and signature of the parties.
The contracts for lease of commercial spaces/stalls shall be approved and signed by the City Mayor, for and in behalf of the City, upon recommendation of the Head of the Mall Administration Office. |
